Buy your own HIP and you can take it to as many Estate Agents as you like - its yours. A lot of people are not aware that they can buy their own HIP from a HIP provider of their choice. Estate agents are usually happy for this to happen as it frees them up to get on with the business of selling your home.
You can organize the HIP while you are preparing your property to put on the market, then when you place it with an Estate Agent they can begin marketing it straightaway.
What do I need to do?
1. Just give us a ring with a few basic details :
the name of the owner
the address of the property
whether it is freehold or leasehold
whether it is registered or unregistered
Most property that has been sold in the last 30 years will be registered at the land registry.
If there is information for your property, this means that it is already registered. It will also tell you if it is freehold or leasehold
2. We arrange a time to do the Energy Assessment at a time to suit you (evenings and week-ends are not a problem) and agree payment.
3. We send an Authorization to Market to you or your Estate Agent.
4. We order the searches
5. 5-10 days later the HIP is sent electronically (as a pdf file ) to you or your Estate Agent. This is the most commonly used method as it avoids unnecessary printing of a lot of pages. Prospective buyers with e-mail can have it sent to them in the same way.

It is also not commonly known that home sellers can, if they wish, put the HIP together themselves by sourcing the required documents themselves and instructing an Energy Assessor to complete the EPC
